• The City of South Lake Tahoe proposes to improve the living conditions at Single Room Occupancy (SRO) hotels and motels through a draft ordinance. Our community contains approximately 120 hotels/motels with a total of more than 5,000 rooms. Approximately 26% of these rooms are used for long-term rentals on either a continuous or seasonal basis. CondoCerts provides reliable, round-the-clock online access to all governing documents and critical project data for lenders, mortgage bankers, escrow officers, title companies, real estate agents and homeowners in need of information for Tahoe Keys Property Owners Association managed communities.

    Tahoe Keys Property Owners Association is pleased to announce their partnership with CondoCerts to deliver required documents and other requested data. CondoCerts has become the de facto standard for disseminating documents/data to meet the timely needs of the real estate community. Over 750,000 lenders, title and escrow companies and real estate agents have signed up and are using CondoCerts nationwide today. Most lenders accept CondoCerts online delivery of lender questionnaires. If not CondoCerts is pleased to complete the lending firms form. As with most service providers, CondoCerts does not provide this information for free. There is no cost to sign up or log onto the site. The only charges incurred are for obtaining specific information.     How does the CondoCerts System Work?

    Tahoe Keys Property Owners Association has put financial and other data, along with governing documents, into the CondoCerts database. The data is stored in a password-protected environment.

    To submit a request with CondoCerts, log on to If you are a first time user, follow the links to register. WRITE DOWN OR SCREEN PRINT YOUR USER ID AND PASSWORD. Your account with CondoCerts will be activated immediately.

    Return to the CondoCerts home page at and login using the user ID and password provided. Follow the steps below to place or review an order:

    • Click on Place A New Order and select the type of transaction. Click on Next to continue.
    • Select Search by Association Name or Search by Property Address.
    • Select a State from the drop down menu.
    • Enter Association Name or Property Address, depending on selection made above. Abbreviations of the association name will broaden the name search, such as “Harbor” for “Harbor Cove Homeowners Association”.
    • Click on Search and a list of Associations will display.
    • Locate the one you are searching for and click on the Association Name hyperlink.
    • This will bring you to the Product selection screen. Click on the radio button and/or check box to select the applicable product, then click Next.
    • Enter all necessary information on the form. Click on Next to continue selecting a delivery option.
    • Review your order summary and provide payment information. Click on Place Order to submit. Review your order confirmation and available links.
    • Once completed, click on Control Center link to return the CondoCerts home page.

    If you are requesting a Demand you are notified via email when your request is completed. Once notified the request is complete, return to, login and click on Review Orders. Your request and any associated documents can be immediately printed or downloaded to your PC.

  • Several Tahoe Keys property owners and the Tahoe Keys Property Owners Association (TKPOA) Board of Directors have noticed properties in the Keys being advertised for sale on a partial share or less than whole conveyance basis. All realtors and property owners should be advised that it is against the Governing Laws of the Association to sell, or offer for sale, partial shares or other than whole conveyance of any property in Tahoe Keys.

    The Governing Law is part of the Association CC&R’s and the restrictions of property conveyance are stated in Article VIII, Sections 2(c), 3, and 20(a). Specifically, Article VIII, Section 3(c) states, “Dwellings shall not be rented, leased, or conveyed on a time share or interval ownership basis (as defined in California Business and Professions Code Section 1103.5 or comparable superseding statute)…,” and Article VIII Section 20 (a) states, “…no lot shall be further subdivided nor shall less than all of any such lot be conveyed by an owner…”

    Any sale or offer for sale of partial shares or other than whole conveyance is subject to fine assessment against the property owner and a potential lien on the property. Please share this information with your colleagues and advise your buyers and sellers of this restriction.

  • Vacation Home Rentals

    The Tahoe Keys Property Owners' Association is a Non-Profit Corporation established to own, repair, maintain and manage common areas for the homeowners of the TKPOA. The Association's business offices provide the Tahoe Keys homeowners with a full-time support staff including public service, landscaping, exterior maintenance, administrative and accounting.

    NOTE: The Owners' Association DOES NOT RENT nor manage any long-term or short-term rentals within the Tahoe Keys. The Association also does not provide any services usually associated with vacation rentals such as housekeeping or private property maintenance.

    Vacation Home Rentals - Rules and Ordinances

    City of South Lake Tahoe (Article XIII Chapter 28A-69)

    The City of South Lake Tahoe ordinance states that no owner of a vacation home rental shall rent that unit for 30 consecutive calendar days or less without a valid vacation home rental permit.

    Permit conditions include provisions for:

    1) Limiting overnight occupancy of the vacation home rental to the specific number of occupants designated in the permit; with the number of overnight occupants not to exceed 2 person per bedroom, plus 4 additional person per residence.

    2) Limiting the number of vehicles to the number designated in the permit; with the number of vehicles not to exceed the number of designated on-site parking spaces.

    3) Informing renters of rules regarding vacation home rentals, using  best efforts to assure that the occupants and/or guests of the vacation home rental do not create unreasonable noise or disturbances.
