Cove 3B Roofing Project
Dear Cove 3B Owners,
This notice is to inform you that the Cove 3B Roofing Project is currently delayed due to project conflicts within the keys.
In our effort to get these projects started and following up with contractors daily, there is one critical path element that needs to take place for anything to officially begin. There is a tele belt (a large conveyer belt to transport crushed rock over the buildings in 3A) that is down for maintenance. We are waiting for the contractor to tell us when that is fixed so they can move on that project. As soon as that domino falls, everything else is going to move extremely quickly and you should expect a Friday email with project kickoff the following Monday. We’re hoping the belt arrives on Friday which would allow for a June 8th start date, but we will not know for certain until next week. Your Cove project consists of a TPO roofing overlay installation throughout the Cove 3B buildings. The contractor will be performing standard roofing operations including material staging, roof preparation, membrane installation, flashing work, perimeter detailing, and final cleanup activities.
The anticipated construction duration is approximately two weeks, weather permitting.
There will be a staging area set up in the parking spaces near townhomes 92,93, and 94 in the area marked red below.

Owners should expect periodic construction noise during normal working hours, including material loading, roofing activity, power tools, and contractor movement throughout the subdivision. While impacts are expected to remain relatively limited, temporary inconveniences associated with roofing construction should be anticipated.
During active roofing operations, contractors may require temporary access around unit perimeters for material staging, ladder access, and debris removal. Owners are requested to use caution when traveling near active work areas and to follow any temporary signage or contractor direction onsite.
At this time, no major access restrictions are anticipated; however, brief temporary limitations around individual unit areas may occur as work progresses.
