Cove 3B Roofing Project

Cove 3B Residents,

The work has been completed on the roofing projects. We have received the warranty certification from the manufacturer. 

There are a few outstanding items that need to be completed to close out the permit. If you have not already done so, please fill out a smoke and carbon form which has been emailed and mailed to you, and return it to the office or via email to maddie.nicholas@fsresidential.com .These items are required by the City before the permit can be closed. Please provide them as soon as possible, as this is time-sensitive.

ALL units must complete this form.

Critical Warning: No Unauthorized Roof Penetrations

Several of our townhome communities recently received a brand-new roof. During installation it was brought to our attention that many protrusions from venting were improperly installed since the roof was last replaced causing leaks and interior damage. These newly installed roofs come with a comprehensive 20-year manufacturer warranty.

This warranty protects all homeowners from expensive repair costs. However, any unauthorized roof penetration immediately voids the entire warranty for that roof section.

What is Strictly Prohibited?

Any new penetration of the roof. Owners must utilize the existing vents and chases for all approved projects.

The Financial Risk to You

If a homeowner punctures the roof, the warranty is canceled. If a leak occurs later:

· The individual homeowner will be held financially responsible for all repairs.

· The HOA will pass all related interior damage costs to that homeowner.

· Unapproved modifications will be removed at the owner’s expense.

The Proper Approval Process

We understand the need for upgrades. Please follow these steps to keep your townhome community safe and compliant

Submit an ACC Form: Fill out and submit an ACC Application before starting any exterior work. This can be submitted online, mailed in or dropped off at the TKPOA office.
